Protecting your investment

The purchaser (and any future owner) is not permitted to

a)     Build a dwelling unless the walls are constructed of at least 75% brick veneer or masonry/stone and the roof is constructed with tiles, Colorbond or non-reflective steel deck.

b)     Erect boundary fences (being fences located on an external boundary) constructed other than of Colorbond in the colour of “Hedge” or “Riversand” and no front boundary fence is allowed.

c)     Build a dwelling made from a ‘kit home’ (or cabin type structure), a relocatable home or of any second-hand materials.

d)     Have more than 1 dwelling on the lot.

e)     Use security roller shutters on windows and doors facing the street.

f)     Build a garage of materials that a different from the dwelling or with doors that are reflective.

The purchaser (and any future owner) must

a)     Ensure that the nature strip and property is kept tidy and clean.

b)     Ensure that the floor of any verandah is constructed of timber, concrete or paving stones and that the stumps are not left exposed.

c)     Ensure any dwelling is completed within 12 months of commencement and that front landscaping is completed within 3 months of the dwelling being completed.

d)     Ensure that water tanks, cooling units, satellite dishes, radio aerials and hot water tanks are not visible from the street.

e)     Ensure that footpaths and driveways are in brick, concrete or similar sealed material.

f)     Ensure that no large vehicles, caravans, boats or trailers are permanently parked where they are visible from the street.

The form of the restrictive covenant will be documented in your Contract and will be registered on title from settlement.
